How Men and Women Differ on Home Buying

When it comes to buying a home, men and women tend to agree on the "big picture" of what they're looking for in a new home: the price, the neighborhood, school district and number of bedrooms.  

However, when it comes to the "details," the line between wants and needs gets shaky.  If you are selling your home, it's important to understand that men and women look for different things when they want to buy a house. Our REALTORS® have dealt with different individuals looking to buy a home and have found some common differences.

  • Location
    Location is a big factor when searching for a home. While both men and women desire to own a home in a good neighborhood, the difference lies in the definition of what that means. Men are willing to accept a less-than-safe neighborhood if it means being close to bars, restaurants, and a thriving nightlife. They also prefer living close to work. Women are ready to forgo excitement for a safe location. They want to be able to walk safely around the area even at night. Women tend to choose a home close to family and friends even if it means having a long commute to work.

  • Kitchen
    The kitchen is the heart of any home- everyone loves a great kitchen. Men want a high-end kitchen with efficient stoves, new dishwashers, and a high-tech refrigerator- great appliances and lots of counter space. Nowadays, men also understand the difference between granite and soapstone. Women also pay particular attention to the kitchen and their main interest is in having lots of space in the kitchen and a carefully considered floor plan. They mostly go for granite or quartz countertops and chef-inspired appliances.

  • Interior
    For women, the interior of a home is all about brightness and warmth. They prefer large windows that allow a lot of light. Women want lighter color schemes on the walls. Men seem to prefer dimly lit rooms and more den-like colors- black leather couches, mahogany, and more moderate widows.

  • Bedroom Space
    The bedroom is a sanctuary for women other than a place for sleeping and romance. Ladies place a premium on having a big bedroom preferably with an inviting bathroom and a walk-in closet. They cannot stand a sardine-can of a bedroom. Men don't mind a relatively Spartan bedroom but this doesn't mean that they don't value their own space.

  • Neighbors
    If you want to sell a house, you should know that men and women differ on the traits that neighbors should possess. Men are not picky about demographics- they just want well-behaved neighbors who don't make too much noise or forget to pick up after their dogs. They can be comfortable living near the elderly or near college kids. Women tend to be more satisfied when they live among their own demographic--for instance retirees or young parents.

  • The Specs
    Men are likely to pay close attention to the home inspection and technical maintenance details. They worry more about a place that has serious structural, electrical or plumbing problems. Women don't want a home that will require high maintenance either but will depend more on the home inspector's report.
