1. Know What You Want

Touring homes takes a lot of time. One way to cut down on the number of places you visit is to list out exactly what you want. Start with naming the highest priorities, and note things you can live without if necessary. Things to consider are:

  • Price range – Be realistic about what you can afford. One of the biggest disappointments is falling in love with a house and realizing it's just not feasible.
  • Type of home – Are you interested in condos, townhomes, single-family homes, or does it matter.
  • Bedrooms and bathrooms – Look at your family (or potential family), lifestyle, and needs and determine the numbers. Factor in frequency of guests, home offices/ hobby rooms, and kids.
  • Location – Location spans a number of things, including neighborhoods, proximity to work, access to highways or public transportation, or community amenities.
  • Odds and ends – Other things people look at are schools, age of home, number of levels in home, square footage, yard, and maintenance or renovations needed.

2. Tackle Finances Before the Search

Finances are an important part of buying a home. Without loan approval or budgets, you may lose out on a house. Before you start searching get pre-approved for your loan, secure the cash for your down payment, and look at the whole financial picture.

Home buying has costs that are often not considered ahead of time. These include inspections, application fees, credit checks, and the earnest money deposit. It's helpful to create a monthly budget for after you buy your home too. Make sure to add all the costs of home ownership.

3. Be Flexible

Be flexible and stay open—it's essential to understand that your approach will affect your stress levels. If you are determined to find the perfect home, it probably won't happen. The key is to stay open to the possibilities. Many homes can become your dream home over the years, while others will have most of the components you want. Be reasonable with your requirements, and try to only focus on the important ones.
